Welcome to our public consultation website on emerging proposals for a new residential development at the former Park & Ride site at Jennett’s Park which is located on the western side of Bracknell town centre.
The site and surrounding area
The site is approximately 2.6hectares in size and is located on the western side of Bracknell town centre in Jennett’s Park.
The existing homes at Jennett’s Park are located to the east and south of the site whilst the A329 (Berkshire Way) abuts the site boundary to the south. There are currently two access points on to the site, one from the west and one from the east.
The site is allocated for residential development in the adopted Bracknell Forest Council Local Plan and benefits from an existing planning consent for 119 homes, parking and public open space.
Archel acquired the site following the adoption of the Local Plan and the grant of planning permission for the site. The vision is now to deliver a family-orientated development which provides more sustainable, family-sized housing rather than higher rise buildings.
Archel Homes's plans are to keep a similar density level of homes that was previously approved and to follow very similar layout and footprints, but importantly to reduce the overall height of the development to something that is viable and deliverable in today’s challenging construction environment, and reduces the ongoing costs of maintaining and managing high rise blocks of flats.
We are working with a local Housing Association to deliver 44 new affordable homes for the local community. The affordable homes will be a mix of intermediate and rented tenure, and a mix of houses and flats.

Proposals & Vision
Archel is bringing forward proposals for a high-quality, family-orientated residential development that will create a strong sense of place and character. The vision is to establish a new residential quarter that acts as a local landmark, achieved through thoughtful design, carefully considered building forms and scales, and the use of quality materials and detailing throughout.
A key objective of the scheme is to provide more family-sized homes, rather than higher-rise apartments, while maintaining a similar number of homes as approved in the existing planning consent. The proposals also take into account practical considerations such as construction, buildability and long-term deliverability. Given the site’s location as one of the key gateways into Bracknell, the development will contribute positively to the area and create an attractive, sustainable new community.
However, due to rising construction costs the original plan has proven financially unviable to deliver by two national housebuilders. As a result, the site was sold and subsequently acquired by Archel. A revised design has since been developed, maintaining a similar number of homes while reducing building heights. This new approach continues to prioritise quality, sustainability, and community benefits, and has been carefully tested to ensure it can be delivered effectively.
What are we proposing?
125 homes including 35% affordable housing (44 affordable homes for rent and shared ownership)
Of the 125 homes, 32 will be family homes to meet an identified need in accordance with the Local Plan
A central green space as a focal point of the development including play equipment and a trim trail along with sustainable drainage and new planting
A series of new social spaces for the community including a thoughtfully designed, landscaped public plaza space that offers a welcoming space for residents to walk through or relax in
New proposed pedestrian and cycling connections to neighbouring land to the east

The revised scheme closely follows the layout of the previously approved plans, with building footprints, parking areas, planting, and communal landscaped spaces all positioned in similar locations. This ensures a consistent approach to the site’s design, maintaining its overall character and integration with the surrounding area.
A strong focus has been placed on energy efficiency and sustainability. The homes will follow a fabric-first approach, supported by the use of photovoltaic (PV) panels and air source heat pumps to help significantly reduce carbon emissions.
The revised proposals now provide 32 family town houses within both the eastern and western parcels of the site, ensuring a mixed and integrated community.
The public consultation period has closed.
Archel will now carefully review all of the feedback received before the submission of a planning application to Bracknell Forest Council.
